Spaanse huizenprijzen: dalen of stijgen?


Afhankelijk van de bron lees je dat de prijzen in Spanje gemiddeld met 30 tot 50% gedaald zijn.
Mensen vragen zich dan ook terecht af: gaan de prijzen nog dalen? Maw moeten we nu kopen of nog even wachten?

Eén ding is zeker: het is altijd oppassen geblazen met “gemiddelden” .
Gemiddeld kan er een daling zijn van bijvoorbeeld 30 % maar het is niet omdat de prijzen in bepaalde buitenwijken van Madrid dalen dat die van 1st lijn huizen en appartementen in dezelfde verhouding dalen of niet kunnen stijgen.
Woningprijzen worden nog altijd zeer sterk bepaald door de locatie waar ze zich bevinden en plaatselijke vraag en aanbod.

Experts zoals Jones Lang Lasalle en Knight Frank zijn het in hun meest recente rapporten alvast eens dat we nu het scharnierpunt bereikt hebben. Dalende prijzen liggen stilaan achter ons.
Ook La Caixa bank en Standard &Poors zijn van mening dat we vanaf half 2014 maar zeker in 2015 weer volop prijsstijgingen mogen verwacht.

Waarom mag je prijsstijgingen verwachten en waar?
We focussen vooral op de kustgebieden want dat blijft toch de plaats bij uitstek waar Belgen of Nederlanders willen kopen.

Voor de prijsstijgingen zijn er verschillende redenen.
Eén daar van is dat de stock van kant en klaar woningen begint te dalen omdat de vraag terug aantrekt en omdat er nu al 3 jaar veel minder gebouwd wordt.
Vooral in de kuststreken aan de Costa Blanca Zuid en Murcia zijn de projectonwikkelaars weer volop aan het bouwen. Banco Sabadell alleen al heeft vandaag terug 60 projecten onder constructies.

Een andere reden is dat de vraag naar moderne en strakke woningen en appartementen momenteel het aanbod overtreft en daar wordt gretig op ingepikt.
75% van de Belgen en Nederlanders kiest vandaag voor een nieuwe, moderne en strakke woning. Hetzelfde geldt voor de Scandinaven, Nederlanders en Duitsers.
Waarom nieuw? De hoofdreden is toch wel dat de wetgeving qua duurzaamheid en kwaliteit de laatste jaaren scherp is bijgesteld en dat vertaalt zich in meer compacte, zuinige, goed geïsoleerde woningen die wat betreft verbruik veel beter presteren dan de bestaande woningen die te koop worden aangeboden.
Wat betreft stijl verkiezen de meeste Belgen en Nederlanders villa´s en appartementen met grote terrassen, kamerbrede en hoge ramen voor een optimale lichtinval, open keukens en als het even kan een zuid-west oriëntatie. Als daar dan nog een groot infinity zwembad in een exotische tuin bij hoort, al dan niet privaat, zijn de meeste klanten onmiddellijk verkocht.
Traditionele Spaanse bouw is meestal met kleine, gebogen ramen, kleine terrassen en een zwembad volledig omringd met tegels of beton en op het noord-oosten gericht. Historisch willen de Spanjaarden hun woning zo koel mogelijk houden door de zon en bijgevolg warmte inval maximaal te beperken.

Wat besteedt de gemiddelde Belg of Nederlander?
Aan de Costa Blanca ongeveer 150 tot 160 000 Euro kosten in. Aan Costa del Sol is dat gemiddeld 100 000 Euro meer dus 250 000 Euro.
De kosten zijn in 2013 gemiddeld met 7% gestegen. Vandaag betaal je gemiddeld 14 % kosten. Dat is dan inclusief BTW(10% over gans Spanje) of transfertaks(variërend van regio tot regio 8% of meer), kosten van de Notaris, taksen en een advocaat.
In Spanje is die advocaat echt noodzakelijk omdat de notaris veel minder opzoekverplichtingen heeft dan een Belgische of Nederlandse Notatis. Na gaan of er een Hypotheek gevestigd is op het pand, of er schulden zijn bij de nutsmaatschappijen, is het pand en vergund enz zijn allemaal taken die een advocaat op zich neemt.

Jaarlijks moeten je rekenen op een bedrag van 2500 tot 3500 Euro wederkerende kosten.
Dat gaat dan om onroerendgoed belasting, plaatselijke belastingen, gemeenschappelijke kosten, aangifte van de personenbelasting, verzekering, vaste kosten nutsvoorzieningen enz.

Waarom kopen Belgen of Nederlanders?
Op de eerste plaats komt nog altijd de zon, gevolgd door een zoektocht naar meer levenskwaliteit en vandaag meer dan ooit als investering en een manier om hun zuur verdiende centen veilig te stellen

Naakte eigendom/vruchtgebruik constructie kan dat nog voor aankoop van een tweede woning.

Mogelijk in België ?

Ja, maar.

Meestal verwerven de ouders het vruchtgebruik en de kinderen kopen de naakte eigendom.

Na het overlijden van de ouders krijgen de kinderen dan ook het vruchtgebruik, zonder hierop successierechten te moeten betalen. De Belgische fiscus heeft hier geen probleem mee als je met onderstaande voorwaarden rekening houdt.

 

A)Als de kinderen het bedrag nodig voor aankoop naakte eigendom zelf bezitten

of

B)De kinderen krijgen het geld nodig voor aankoop naakte eigendom OFFICIEEL geschonken (3% schenkingsrechten te betalen in Vlaanderen)

M.a.w. geen handgift of notaris in Nederland.

Eén maar : ze moeten vrij over de som kunnen beschikken.

Mogelijk in Spanje ?

Ja, maar.

Successierechten zal je niet moeten betalen maar wel overdrachtskosten.

Investeren zonder kopzorgen

Euro´s op de bank geeft u geen veilig gevoel? U zoekt een investering zonder kopzorgen?

Veilig investeren kan maar op 2 voorwaarden:


1. U moet aan de bodemprijs kopen als het voor eigen gebruik is. U wil niet dat de waarde nog zakt nadat u eigenaar bent geworden


2. Als u een huurrendement wil hebben komen er echt maar een beperkt aantal projecten(appartementen of villa´s in aanmerking). Laat u niets wijs maken. De aankoopprijzen in Spanje zijn nu laag maar de huuropbrengsten ook. Tel daar bij op dat een gemiddeld pand 8 tot 10 weken wordt verhuurd. En u begrijpt dat een pand vinden dat geschikt is voor verhuur, specialisten werk is.

We are happy to meet you at around 10 o'clock and, over a cup of coffee, we take a look at what you are looking for and what we have on offer.
In one day, we can visit maximum three projects or four houses. From experience, we know that one day is too little in which to get a good idea of the area and of the projects,
so we recommend that you spend at least two days on this. If you wish, we can arrange an overnight stay locally.
